If your agent claims it’s non-negotiable, it might be a good idea to find someone else to work with.

Here are three things you can use as leverage to negotiate with your agent:

  1. Home Desirability: If your home is in a highly desirable neighborhood or falls within an ideal price range for buyers, it will likely sell quickly. This means you might be able to negotiate a lower commission since the agent’s job will be easier.

  2. Price Point: The higher the value of your home, the more your agent stands to earn, even with a slightly lower commission rate. If your home is of high value, it’s worth asking the agent if they can reduce their commission.

  3. Time of Year: When you sell your home matters. If you sell during peak seasons (summer), you might be able to negotiate a better commission rate. In contrast, selling during off-peak seasons (winter) might reduce your leverage.
